We recently conducted an online survey among the Holiday Home owners who use our site. We asked them for their tips to other owners who are considering renting out a holiday property. Here the 20 Top Tips they came back with:
On buying to rent:
"Do your research, speak with others, join forums for the country you are buying in."
"Acquire as much local knowledge as possible."
"Thoroughly research the rental market."
"Think of it as a long term investment. Find something that gives your home the "wow" factor, a cliché but very important!....and look for a good location near(ish) to an airport."
On marketing your holiday home:
"Advertise advertise advertise!!"
"Imagine your ideal tenant and then gear your advertising to that group…"
"Be honest with your advert!"
"Make sure your photos are really attractive."
"Advertise on Holiday Lettings it is the best thing I have done since buying the property!"
"Keep the calendar up to date to save time and effort for all."
"Answer enquiries immediately, if you leave it someone else will beat you to it. (If possible, ring them.)"
On handling bookings:
"Be professional - look at your home from the customer's point of view."
"Get someone reliable contact to clean, meet and greet, and maintain property...they are invaluable!"
On the property:
"Live in it for a fortnight to see how you can best serve your clients. It's amazing the number of simple items that may be missing from your inventory! "
"Make sure it’s always clean."
"Choose tiling in the dining area...carpets get trashed with food!"
"Decorate your home to your liking keeping it homely but uncluttered."
"Keep the furnishings of good quality yet simple. Never say "that will be adequate" - not a word in a good host's dictionary!"
"Make it comfortable and well equipped so guests return and recommend."
And finally:
"Enjoy having your own holiday property. If you love your property this will come over to renters."
